Common trade name of the traditional Shingle is Asphalt Shingle, Fiberglass Composition, Composition Shingle. Names that mean the same thing; that is, a roofing material composed of a thin fiberglass mat, asphalt and lime binder and granite chips coated with ceramic for color. Known as a commodity product to satisfy lower price points, asphalt shingles have increased their aesthetic appeal by manufacturing thicker shingles.
Now that many homes with a Concrete Tile roof are 20 plus years old, many homes are experiencing a leaking roof. The leaks are caused by the deterioration of the tar paper underlayment due to extreme sun, debris build up under the Tiles causing a damning effect, broken Tiles allowing direct sun exposure to the underlayment or debris build up in valley’s or roof to wall areas.
Offered in multiple colors to match the existing pitched roof, a torch modified bitumen material for a flat roof is an excellent solution to control water on flat roofs. A White color can be installed to nearly eliminate heat from dropping into the air space below the flat roof.
Stone-coated steel roofing has been in use for more than half a century and has one of the longest life cycles of any roofing material ever developed. Some additional benefits of stone-coated steel roofing besides longevity are lightweight construction (only 1.5 lbs per square foot), durability (walkable!), Class A fire rating, and aesthetically natural in appearance. The material warranties are also attractive at 50 years minimum.
If your home has a stone-coated steel roof system then you likely don’t need a new roof. Metal Roofs; should last well beyond the 50 year warranty. First installed in New Zealand in the 1960’s, stone coated steel has been installed in the U.S. since the 1970’s. Some of the components of your stone-coated steel roof may need to be addressed as a maintenance concern, such as caulking and painted flashing. Caulk, paint and any rubber components can break down from exposure to the elements, leaving your roof vulnerable at these locations.
There are a few tell-tale signs that signal when your roof is in need of repair or replacement, specifically on an existing wood shake roof. If you have missing wood shakes then your roof is only being protected by the felt underlayment. Once the black felt is exposed to the sun it begins to break down. It doesn’t take long before the underlayment becomes brittle and eventually breaks down, causing a hole which allows water into your attic.
